In Ukraine, apartment prices have soared: which cities have seen the biggest increases.


According to OLX Real Estate, in 2024, there was an uneven price dynamics in the real estate market in Ukraine. Prices rose significantly in the central and western regions of the country due to the economic recovery and being located further from the combat zones.
In particular, the highest property prices are recorded in Kyiv, Lviv, and Uzhhorod. The cost of housing in these cities has increased since the beginning of the war and remains stable.
Ranking of cities with an increase in the cost of 1-room apartments in dollars during 2024:
- Lutsk (+29%);
- Ivano-Frankivsk (+29%);
- Rivne (+19%);
- Lviv (+17%);
- Vinnytsia (+16%);
- Zhytomyr (+11%).
Some large cities, such as Kyiv, Odesa, Khmelnytskyi, and Mykolaiv, did not show significant price increases for housing.
Price reductions for housing occurred in cities located closer to the combat zones, such as Kherson, Zaporizhzhia, Kharkiv, and Dnipro.
All prices are provided without accounting for currency devaluation.
